Sticking hot tap

For background information.
This house is 25+ years old and we have been here since new.


The hot tap in the shower started sticking and hard to turn off.
Management (Wife) requested I fix it.


As usual to replace the spindle is easy but the tap handle won't fit the modern spindles.
Management requested I replace the tap and handle.
OK. Nice quarter turn ceramics with single pin chrome handles fitted.


Management. Nice but the taps on the bath and vanity now look odd.


OK. Replace the bath set but I have to pull out the basin to replace the basin set.
Looking good.


Management advises that the vanity unit looks “old fashioned”


OK. Out and buy a new vanity unit. Installed and looking good.


Management. Oh very nice but don't the wall tiles look old fashioned.
OK we now need to replace the floor and wall tiles but you can not just do a bathroom when the laundry and toilet are adjacent.


So the job now is to effectively renovate the bathroom, toilet and laundry.
New laundry tub, shelving and new toilet pan.


Ahhhhhhhh. all because of a hot tap.....

The solution is called 'Crushed ice and either a good single malt or a blended' your choice.

Take about three glasses and call me in the morning.

My choice would be a blended because I've never been one with a single malt.

Next will be the hallway because that's adjacent, and then the bedrooms and the lounge and kitchen that all flow into each other.

Better of to sell out and buy a new house.

Our garden retic has no particulate filter on it so particulates constantly feed back into the mains water pipes resulting in leaking bathroom taps mainly because the particulates got stuck in the tap washers and ground away the valve seats.

After years of washer replacement and regrinding valve seats, as often as every 3 months, rather than fix the problem at the source I decided to give those cheap replacement ceramic seat spindles a go.
Of course the original Irwin tap handles did not fit the replacement spindles, but fortunately we were able to find pendant style handles that fit and readily suit the original Irwin Federation style tap.

So 3 sets of spindles and handles and for the last 30 odd months no more leaks. SWMBO is much happier with the 1/4 turn pendant style because they are much easier on her hands.

That`s why there`s only me & the pooch who i love dearly & feed as required. An additional doggie treat now & then & we`re both happy.
Taps haven`t been a reno debacle. Simple upgrade when needed twice in 15 years. Obviously you love your wife as you`re still married. And that`s good too.

Started on the laundry.
Floor stripped and cleaned. Walls patched and sanded.

Wife put two coats of paint on the ceiling today. Walls tomorrow.
We work in shifts. One in the laundry while the other prepares next thing.

Hello DavidG. How much was the tap budget? Maybe time to call The Block tradies in? Good on you though. I do see a very satisfied finish as long as the kissy kissys last.

Last time I did something like that, it cost nearly $20K. As you say, the toilet and laundry, plus the passage wall had to be done, as the breach pipe in the shower faces the passage and was leaking. Because there was mold, it had to go, ended up replacing all the walls and ceiling in the bathroom. SWMBO also wanted a spa bath, so that went in. 2 weeks after it was all finished she decided to sell up. Didn't even get a chance to try the spa out.

I guess it's a bit late now as you have already started the 'Reno' but I am also in our same house for over 30 years and when the hot tap gets sticky and hard to turn on/off, it's usually due to a mineral build up inside the spindle.

I refurbish the spindle not replace it with a new one.

I just remove the spindle....... take it apart......clean it up.... dab some 'vaso' around inside...reassemble and Bob's your mother's brother.

Laundry all but done. Just the shelf unit to go.
Made a shoe cupboard which also fits the vacuum.
