Hi All,

I have a single story 100 year old terrace in the Redfern area which is showing signs of structural problems and am looking for a suitably qualified structural engineer to assess the property and provide plans/work schedule for any remediation work required (underpinning if necessary etc).

Once the structural side has been confirmed as sound (w or w/o engeineering work), I would then be looking to kick off a renovation project to have the floors re-levelled, new flooring installed, windows put back in working condition, plus some improvements such as concrete rendering to front and side walls, front brick wall demolished and replaced with iron railings.

The property is end of terrace, double brick construction. 5.5m wide x approx 22m long.

The most notable structural features are:

- slight floor slope developed south to north in 2 x bedrooms and loungeroom
- diagonal crack in plaster/brick work from front window
- front sash windows jammed and no longer openings
- sticking front door
- an internal wall with slight lean
- smaller cracks in other areas of the property, very fine at present
- general appearance from street that property has settled to one side.

If anyone has any recommendations or similar experiences, or opinions on cost of any of the above I would love to hear from you.
