Firewall for a duplex reno
Hi Guys, I just got plans drawn up to renovate and extend my set of 1 brm duplexs into 2 brm duplexs and add significant living areas to the back section. This duplex is fibro clad probably built around 1950 sitting on concrete stumps about a meter of the ground. The building designers proposal says it has to come up to existing code, this requires removing the whole adjoining wall between the units and the roof and trusses and install a csr party firewall system. This also includes building a masonry block wall underneath the party wall for the full length of the building to support the new party wall.
To me this seems a little bit extreme. I understand using the CSR party wall system in a new build but to have to gut the house of its main internal wall, remove the trusses and roof seem a little extreme. I thought I could just use double sheets of fyrcheck to line the existing internal common wall and use the right fire grade sealant between the floor and walls considering fires go up and not down. I understand the roof truss thing and having to rip out my beautiful silky oak trusses and install with crap pine just to have a firewall between....well sort of.
I would just like some feed back from you guys, what do you think? I live in Queensland.
