    Default Kit Home Companies

    We have bought a house in Brisbane which we are planning on demolishing to replace with a 3 storey contemporary home (i.e. ground floor garage with two living areas above).

    We need to adhere to the small lot and character codes and as such the property cannot be more than 8.5m high.

    The reason we are thinking of demolishing is that the current one level of living accommodation has a 3m floor to ceiling height which is inhibiting our ability to build another two levels as it will take us over the permitted 8.5m.

    The property is in a Q50 overland flow area and has a stormwater pipe running underneath and as such some bridging work will be required.

    Can anyone recommend any kit home suppliers.

    Is this the best way for us to go about this project or does anyone have any better ideas?

    You will be struggling to get 3 storeys under 8.5 metres above ground level, as the floor & roof framing takes up room.

    You may accomplish that if you have a flat roof or you incorporate the third level within the roof space.

    I don't like your chances of getting a kit home manufacturer that will build three story kit homes.

    There would be no living accomodation on the ground floor and we would consider a single sloping roof. As such we have calculated the 8.5m height as follows:

    2.4m ground floor garage area
    2.7m first floor living area
    2.7m second floor living area

    As the land is already excavated by .4m this should see us within the 8.5m even after taking into account the ceiling and floor supports.

    Another alternative would be for us to restump the house on a raised slab and renovate it into a two storey residence. This will give the council clearance to access the stormwate pipe. Do you think this would be cheaper than demolishing and starting again with a kithome?
