stairs restoration

I posted this over in renovate forum lots of views no answers (not that theres anything wrong with that)
gday all
I have some internal stairs made back in the 80's. We think they are tas oak they have been stained darkish brown colour and after 30 years of wear and tear they need sanding back and redoing as the light timber colour is showing through .
My question is whats a good finish these days that doesnt involve leaving the house for 2-3 days or longer while waiting for the finish to dry and the smell to dissipate as we were hoping for something in a clear finish semigloss or satin over the natural colour of the timber or do we use something like tung oil and have to reapply every year or so?

I will be using my soon to be purchased festool rotex90 to sand down the stairs in combination with my fein profile sander attachment

Lat time I engaged a floor sander and requested a satin low-odour finish he used a water based polyurethane. Don't know the brand he used, but it looked great and there was no smell and could walk on it next day.
