I was hoping you could help me. Here is my situation:

- Period style home (1916 weatherboard)
- Kauri timber floor boards (nice wide boards)
- Roughly 30-40% of boards damaged due to borers (no termite damage thankfully)
- House being restumped as we speak
- Need to decide what to do with the floors.

I am interest in my options of using the existing floor boards (for reasons of romance more than cost savings). I want to have boards in the hallway and one room, that's it. The rest will be carpeted.

My preference is to pull up all the boards, laying a chipboard (or similar) subfloor, and then laying the old boards and carpets on that (I will not be doing the work myself). This will give me a solid and even floor, allow me to replaster before laying the final floor and keep the levels similar (although the Kauri boards are 19mm).

Is this a bad idea for any reason?
What would it cost to lay such a subfloor? Is it worth it?
Should I just use the boards as the only floor, patch the areas to be carpeted and forgoe the new subfloor?

Any advice would be greatly appreciated.
