Hi there, I have done some building work in the past but am wanting to help my dad with an extension he has in mind on his place up north in NZ.

It is a sunshine home, prefab home outfit on timber piles.

The roof is a gable roof with rafters at 1m crs, he is wanting to extend the lounge area out about 3m out, but the wall he wants to remove is a loadbearing wall there is currently a ranch slider and window in the wall, is there a beam of some sort we can use that will span 6m so the entire wall can be removed a new wall build further out., I have seen those flitch beams in the past but am unsure of the span.

I am not up to date with the pricing but would be a rough estimate on a project like this for labour and materials, just something for the old man to think about is there a rouh price per m for this light construction?

New Floor= timber piles less than 1 m off ground
2.7 stud height, approx 21m2
