Hi guys hows it going.
We've bought a property -7ac and house Western Vic . lt runs right along the road with sea views right along. Old dairy one end , big shed in middle section , then our house , then 3 aces after that - all has sea views . The old dairy no less has the best of all - aint that like a farmer eh . Anyway we have a tree plantation both sides , now they can't plant in less than 100 mtrs from a dwelling and the plantation would start say 40 mtr's from the dairy and rough 40 mtrs from the other 3 ac block in front of the house which also has great sea views .
we're thinkin - ofcause , **** if only we can get a building permit for the 3 ac section or the dairy section we could devide then sell those of .
Would the 100 mtr plantation gap rule go for us to -or only from the tree plantation setting up council point of view - anyone know .
Council say well we'd have to put in the app's and see what they thought but if we do all that and they turn round and say - ohrr the 100 mtr gap goes for you too [ which they won't tell me ] untill l put in the app [ which will cost us abit so .
So it's like 1 -- does anyone know the rule for build next to plantations [ not vise versa ] ???
And 2 - If we could not get building permits for one or the other or both l gues that would rule out selling them off and that'd leave two great sections with great views going to waiste forever unless there was another way l could use them or cash in on them . Any ideas ???
l hope it makes sense it's a toughy to explain.
