Advice on framing on a slab
Hi all,
I have a few questions that I'd like to ask if I could.
I have a bungalow style queenslander that has a slab underneath with a number of steel 75mm posts supporting the house. I am intending to build in downstairs and have a few questions in relation to the framing and timber flooring.
1. Termite protection. What is the most effective form of termite protection to have installed between the slab and the framework?
2. Framing. As there are no load bearing walls I will be using 90x35mm for external framing, (as per plan), but am wondering whether to
(A) lay the external framing then the joists & flooring then the internal wall framing over the top of the floor
or
(B) external and internal wall framing then then joists & flooring? The flooring will be 135mm tounge and groove pine.
I think option B is the way to go but there will be a heap more cutting involved but the flooring won't be exposed to our bizarre Qld weather.
I am okay with the spacing requirements for the joists / studs / noggins / etc just after advice on which sequence to follow.
Thanks
Frank
