Certianly looks like an advertisment for Grantville!.. we just bought a caravan down there in the park, nice and quiet, except for the local hit men, and those noisy residents in the cemetary!
I try and do new things twice.. the first time to see if I can do it.. the second time to see if I like it

Yes, both correct, just on the Melbourne side of Grantville.
