Pest Inspections
If you are buying a house always ask the real estate agent to recommend a pest inspector.
Then make sure you don't use that pest inspector.
I did this a couple of years ago and lo and behold I've got borers and dry rot in the verandah. I'd noticed the borer dust a few days after I bought the place but didn't realise what it was till much later.
Pest inspectors here accept no responsibility for their errors so it appears you may as well save some money and not bother having it done in the first place, well, certainly not by any of the ones recommended by the real estate agent anyway.
