We have just acquired a unit on the 8th floor of a 1930's block in Sydney with a North-facing recessed balcony (1700x3500mm) currently separated from the living room by 3-pane aluminium sliding doors.

The door opening is 2700mm W x 2100mm H and is framed by columns either side which are 300mm and 530mm from the wall. We want to replace these doors with 4-pane outward opening bi-folds but I want to ensure that we specify the right type.

(see illustration below)
We would like to be able to open one of the "folds" so that we can access the balcony without having to fold back the entire door. I understand we could do this by having one of the folds hinged from the other end wall (A), but is it possible to have one fold in the centre that hinges both ways and provides access while leaving the rest closed (C) and then folds back as normal (B)?

We'd like to have wood-framed doors but the location is fairly exposed to the wind and rain when it blows (which is most of the time!) - should we specify a type of wood and seal?
