timber balcony floor...help!

Hi All,

Very nice forum here!! I'm new here and got some problem on my timber balcony floor which would be great if you guys can give me some advices..
Our timeber balcony is on second storey, which the floor seems rotted.
I guess it should be originally cement sheeted and with membrane on top, then sealed with concrete material?? etc...

if I want replace the whole balcony floor...
how much budget we should looking at?? the balcony floor is around size 4mx2m .... and what sort of material would suggest?? so at least I got some ideas when dealing with the professions....
and should I ask builder or carpenter to come for quoting?

acctually, I did a job like that just last year ....the framework was steel, and we used 300 x 50 for the rafters , then on top of that was 19mm ply ....and then cement sheets on top of that .......and then the tiler came in and laid tiles .....that job was around $30,ooo.....from a-z ...and located in brighton ...involved an architect( to draw up the plans etc) , engineer/welder (to structually weld all frame components into place)..me ( to fit out sub frame and floor)..tiler..(to tile the project)... another welder to make and fit wrought iron balcony rail...me again....to fit cement sheets underneath to cover up beams and for somewhere to attach lighting.....a sparky to fit lighting .....a painter to decorate underneath etc and a builder to supervise the whole job ........





now since you have one already and just need a floor .....a rough estimate would be around the $10,000 mark ...

this would include .....hiring platforms to safely remove old floor, hire a bin to put waste in ....there goes about $1,000...bins are expencive ( tip fees are a killer)

check and remove/replace rafters( bearer beams)...( allow $1,000)
fit 19mm ply sheets ( about $500)
cement sheets on top of that ($400)
tiles of choice ( around $1000)
fit wall frame and cement sheet it ..$500-600
plus labour ....I charge $30 an hour and I am cheap ...expect to pay considerably more than that ..
you need a builder to lodge plans with council, and get it approved before even starting ...

my neighbour also renovating their balcony themselves with few strong man...they DIY...they said the material they use on the floor was some board (I guess is what you said the 19mm ply) which costes them within $100 and cement sheet , they said only costed $30 per sheet they bought and use 3 sheets.

and they finished in 3days...

just the cost and pricing really confusing me, and I just wonder how come their material so cheap? maybe use the wrong material?

If they used plyboard and cement sheets , then under it would probably be timber framing ....thing about DIY...is that sometimes important stuff gets overlooked ...like rotten main bearers ....once a floor goes the problem can also travel underneath, thats why I suggested having a looksee ...just to check the stability ....and size up what you need or dont need ....it may take me a week, if your interested, I can pop up and see ya ....do you have any pics ?? others may have an opinion as well,and its good to explore options when informed
