Hi,

A recent building inspection for a Victorian era period (c1900) home said that the chimney flashings need repair/replacement and there were "weathered mortar joints". It also suggested weatherproof cowls be added.

The chimneys are not being used and there are no obvious leaks of water down the chimneys...

How important is this maintenance job? Can I get away with not doing it? Is it to do with preventing "falling damp"? This is an investment property.
