Roof - Add-on, Rebuild or redesign ?
A draftman and myself are trying come up with a suitable roof layout to suit an extension - I'm sweet with the rest of layout but the roof is a problem neither of us have had much luck with. I'm trying to ensure that the roof layout suits the original house by keeping the same pitch but am stuck for ideas on how to layout the roof.
A few facts, the zinc alum existing roof (possibly 50yo) needs replacing with new colourbond. The house will be raised by 1 meter placing the peak of the existing roof at around 400mm below councils maximum height so can't go higher. The house is a 50yo weatherboard in Brisbane.
The extension design should show a 5 deg roof over what is currently an open roof section. The rear deck and front verandah sections will be painted exposed beams. Being exposed at the rear I'm concerned about how it will look given there will be an exposed 90 degree turn in the roof and it might start to look real messy.
I see my options are as follows:
1. Keep the existing design as shown in two piccies.
2. Lower the pitch on the rear extension and go for a single hip entension off the existing roof but thats going to affect other things like height of the existing eaves
3. Someone else come up with an alterative idea
4. Rip down the existing roof and re-do with double gable with a smaller extension over the front part of the verandah. Lower the pitch, move up the eaves. Now straight lines continue straight through from the front to the back as shown in one of the piccies.
I'm now considering #4 but would like ideas of costs of removal and instatting pre-fabed roofing compared to #1 which is a slightly complex lay-out and possibly won't look as good.
I've not considered #2.
Any other comments?
I'll be using a builder up to the lock-up stage so this will be handled by the builder.
