    Dazzler,

    At what point is anyone going to tell you to make sure that you get a building inspection, If possible I would ask if this could be done prior to any offer, if not, then subject to an inspection and any other things you may need to add to the "subject to" list.
    It could save you a lot of money and/or a lot of headaches.

    The agent scared off every potential buyer for 6 weeks and then said I should drop the price because of "market forces" or something like it. (read "I'm too lazy to sell this for the price I told you but I'll get my commission even if you don't get the price I told you you'd get).
    I listed it with the local agent who had been around for years who got me a sale within a week.
    Janmen agents rely on bagging the opposition to get a listing.
