    Default Anyone taken out landlord insurance recently

    Hi. It’s time to renew the insurance on our investment property.

    It’s just a basic 3 bedroom house in NSW.

    The insurance just gets dearer and dearer.

    Has anyone looked into Landlord Insurance recently, and what did you settle on.

    I tried a few online quotes in the last few days and AAMI was the cheapest for me. Interestingly we are looking to do a knock down rebuild next year on the house and several similar sized project home rebuilds from a variety of builders were all less $ than the minimum replacement cost the quote programs would accept.

    I use EBM, but my situation is very different. I own a Brisbane inner city apartment and the Body Corporate covers the building insurance. All I cover is accidental damage caused by the tenant, loss of rent due to damage and loss of rent if the tenant defaults.

    I recently renewed my car, home, and contents policies. All three went up by 30-35% despite no claims or changes. I can only assume that whoever the primary underwriters for insurance are have decided to collectively squeeze more juice out of the lemon - I certainly cried sour tears.

    Because they know how much those project homes really cost, I expect.

    Last time I shopped around, the best deal I got was surprisingly from my bank - NAB.

    One thing I discovered is it’s often best to do a new enquiry. They give better discounts to new customers than existing. I then ring and provide them the new quote price and they often give a further discount, not always but enough to make it worthwhile.
