I've got some plans for a relatively small renovation:
- knock the wall out between kitchen and dining
- put in a new kitchen
- re-do the floors

I'm a bit confused about the order in which to do this to minimize cost and time taken to complete. I was thinking of this order but I'd like some advice if I'm going about it the wrong way:
1. Employ a draftsman, get council approval.
2. Removing kitchen cabinets, gut the area (DIY)
3. Employ a builder to co-ordinate the wall removal, new electrical outlets, new plumbing.
4. Lift old tiles and re-do floors. (DIY)
5. Employ another builder to install kitchen.
