7 yr structural warranty void question
HI all,
I'm hoping someone can help me. I built a house under owner builder license and I sold it two years ago. I recently received a call from the new owners claiming one of the structural beam in one section of the house is deflecting by 10-15mm due to too much roof weight on it. He also advised me in writing he sent his carpenter to do some work in the roof area to fix the added pressure on the window/door below due to this incorrect beam. He never called me and or asked for authorization to do this work.
Question1, Did he void the statutory structural home owner warranty that comes standard with all major building works by carrying out this unauthorized work?
Question 2- Can I simply send the carpenter to remediate/fix the issue by using best and cheapest method that will meet the guidelines and is compliant? or can he demand to have the beam replaced all together? if he can make this demand the job becomes much bigger and very expensive
