    Default Lease Renewal

    Hi Folks,
    Just wondering, how far in advance is reasonable for a renewal?
    My lease doesnt expire until late August, I got the renewal about a month ago and the agent is hassling me to sign - which I am disinclined to do since my decision to stay or go is going to be last minute.
    Are they reasonable wanting a renewal so far in advance - yeah they want to keep the place tenanted, but they cant do anything until I'm gone anyway.

    Your lease ends in 6 weeks. WAKE UP! This is not a last minute matter. You want to make up your mind at the last moment .... don't you have to give notice of ending a lease at least 4 weeks in advance? If so, you have 2 weeks now before ending the lease ... and if you do not, he can charge you rental for the next month. How would you feel if he did that?

    The agent may be trying to tell you this, or he may just trying to to find out if you plan to re-new or not so he can find another tenant for when you leave (or be out of pocket) - not strange ... this is his income. Procrastinating is just being thoughtless.

    also, do you actually know what your lease says?
    normally when a lease reaches the end of its term it expires and becomes a month to month lease, but some leases may have different provisions, does yours require you to immediately vacate the premises when the lease expires.

    as Derek advised either renew the lease, or start finding somewhere to go when it expires
    and don't forget your period of notice -- is it 4 weeks or a month which is 30 or 31 days.
