1950's hanging beam with join 450 off load bearing wall
Hello People,
My husband and I removed sagging plaster from a bedroom and when we fully inspected all of the framework, we noticed the hanging beam is
actually joined to another piece of beam about 450mm from the load bearing wall. They have been overlapped andnailed together (since 1951) but there is a 10mm gap inbetween the two pieces (they are not touching each other)
Should we trust the nails or should we bolt the pieces together or do something else? Also, the ceiling joists are nailed to a leftover piece of timber and nailed on the beam. Should we
bother adding new joist hangers to them? 3x joists need to be replaced due to borer damage (hence why we removed the sagging plaster in the 1st place), is it
okay to install new joists at the same dimensions, I was going to go for F17 hardwood, which would seem to be appropriate, unless I don't need to be that vigilant? Joists are 3.2 metres long.
Lastly, if the joists aren't true enough to re-lay new plaster, what is the best method of lowering the ceiling and installing new joists or battens? Can we hang mgp10 off the existing joists in the opposite direction? thanks
