I am looking for advice for a problem I am having with a couple of stud walls in our home. Over time, a gap between the skirting board and the floor has started to open up (approximately 10 – 12mm). My first fear was the worst…that I had slab problems. Upon further investigation, it is obvious that this is not the case as I have been able to look under the skirting boards and see that the base plates have visibly bowed (skirting board is no longer parallel to base plate). This is causing the wall to lift slightly. I have been up in the roof and can see that the walls are not connected to the roof trusses so I would assume if the slab had sunk, the wall being attached to the slab would go with it.

I could bog up the gap but it will not correct the problem where the bowing of the timber is causing the studs to move upwards. As a result, the door catches go out of alignment. I have been slowing moving the door striker plates to compensate but this only lasts a few months before it happens again (usually after a significant weather event).

What are my options? Is it possible to get someone in to replace the base plates and end studs without having to replace the entire frame?<font face="Times New Roman">
