On The Brink....Money Pit or Not ?
We are on the brink of buying a house built in 1921. It comes with all the attractive qualities of a house of that era, verandahs two sides of the house, leadlights everywhere, polished floorboards, Fireplaces etc.
Being realistic, we know that at some point the tin roof will need restoration ( replacement ) but for now apparently doesnt leak. Most sash windows aren't working to open and shut ( not too phased about that as I can fix them one at a time ). Some dry rot on the boards at weather edge of verandah and some dry rot on some facia timber. Lack of maintenance re keeping it painted. A basic bathroom that needs reno. No Laundry. Two stumps obviously in trouble..one under verandah and one under one of the room floors.........floor moved when walked on.
Leadlights mostly good but need rebuilding with new lead and repairs ( my occupation so I can do all those ).
Some rising damp, when has been determined is due to lack of downpipes that side, soil level too high and no decent redirecting of water away from the building. Some asbestos panels to front verandah.
All these things we know of dont scare us greatly and the price reflects the amount of work needed.
New kitchen fitted which is a plus. Inside floors seem good.
House consists of 7 bedrooms, 3 sitting rooms, 4 or 5 fireplaces.
This house is in the country so will be a big move for us. Same house in the city would be 2.8 Million but its on at $399,000 reflecting the town its in and there average sell prices.
The house, it has been determined, is on the list of possible/probable future heritage listing. It has significant history, and on the whole is original apart from additions in the sixties adding three bedrooms and small garage.
Some concerns about the heritage listing.
We need to add a double garage, but the thing is most of the block is covered by house. Zoned R25 means we can only cover 50% of the block and chances are its already maxed out. ( There is no plan of the house but it looks maxed out on the block ). Anyone know if you can step outside those restrictions and apply to get the garage approved anyway ?
Need to talk to the town planner but he's on holidays till next week.
We are about to make an offer.
Any suggestions, advice or assistance would be very welcome.
