Hey all,

First post here, I'll try and keep it short.

This is a rectangular brick/fibro house about 40-50 years old.

I'm having to re-stump my house as the slope I'm on is a black soil that when dry for long periods cracks like the Grand Canyon and the column brick stumps that are there have a footing that is way to small for its intended function, that of hold up the house. Now the other problem that I have is that the house and the front patio share a common foundation wall, now the patio has a slab of concrete about 200mm thick weighs I reckon 4-6 tons. Lets just say its bloody heavy for a small area. The patio's foundations have failed and as the house and the patio share that common wall its helping take the house with it. I know that I will have to detach the patio from the house and knock it down, going to build a wooden one in its place. I'm then going to replace all the brick stumps one at a time with adjustable steel piers. Then was planning to stabalize the brick foundation wall of the house where the patio was pulling it away by knocking out a section of bricks checking the footing and if its still good placing in more steel piers. I'm going to be putting in new footings that are deeper and wider as like I said before the others are just manure.

My question is am I missing anything as I was qouted 60k the get it done by a builder? I just dont have that kind of money to spend on this house as Im planning on building a strawbale one in the distant future. I'm just trying to stop the house from moving any more and to have peace of mind that I'm not going to get home one day and find my house in the next door neighbours back yard.
Is there anything that I should be looking for or are there any 'just remember before you...' moments. I'm a general handy bloke when it comes to building/fixing things so I can usually work things out and I have done the research.

I will also get a structural engineer in as I will need it tick off afterwards. Will be taking detailed photo's so anyone who needs to know knows what they need to now to get it passed..


Anyway hope someone can throw in their 2 cents.
