    kingswood 71, in South Australia we have a "office of the technical regulator" and is independent of the power companies, I'm sure there would be a equivelnt in WA, the TR will come and inspect the electrical wireing if it is not up to standard the landlord will have to bring it up to standard. In SA the house would be declared a sub standard dwelling and the rent would be reduced until the necssary upgrade was completed. I would suggest you contact your local council and inquire as to the existence of OTR in your state

    Also in SA all electrical work has to be signed off, certificate of compliance, by either a sparky or with a WHS plumber.
    No certificate illegal work.
    As fro plumbing work eg HWS it also is required in SA by law to be installed by a qualified plumber.

    In the past it was an ETSA Inspector who did the inspection and then signed it off.

    No certificate at all....but then I know the HWS is illegal....I saw him install it!!

    cultana, you are correct as said above we also have OTR very helpful when traceability of the perpetrator is not possible and in the case of a landlord it will fall back on Him /Her to remedy the situation

    You've told him of the problem so he can't say he hasn't been warned. You could also tell him that if any problems occur due to apparently defective wiring you would be constrained to inform any relevant authorities as well as his insurance company.

    Besides all above advice etc which is good some things you have to do.

    1. In writing lodge a complaint with the landlord re the HWS.
    Also keep it simple and if you need make reference to AS3000 but avoid details as honestly it is outside your qualification experience (my assumption).
    Also it is sufficient to say that since he, himself, installed the HWS, the fuse, ceramic, now fails each time the HWS is used. Avoid detail re you having to turn of TV etc to make it work.
    Do not raise matters re his insurance, again outside your legal province.

    2. In letter give him a period of time to rectify the problem, e.g. 2 weeks from date of letter.

    3. Keep a hard copy f the letter you send as well as your electronic version on computer. Also sign your hard copy.

    4. Do not go into details discussion with Land lord re the problem and accusation of overloading the circuit, everything in writing.
    Also keep the trail referencing he did the installation himself.

    5. If not fixed by due time unless you agree on an extension go direct to various bodies such as electricity supplier or others as mentions within WA also in these discussion use your paper trail to prove you have tried to get him to fix the problem. Do that ASAP when the time in your letter expires. No need to discuss it with landlord.

    This may sound silly but at present it is a case of you said he said. No proof of the actual conversations. Paper is the only way. Also try to avoid email.

    Just a start. There are more thing but its late.
