Hi all, great forum!!

I live in a 18 square 3 bedroom brick home. It has a kitchen/meals area and a living room. With in the next 3 years we would like to extend, but really only need a 2nd living area. The bathroom would be renovated,but stay were it is. The kitchen would be moved to make it more "open plan" and the laundry plus a 2nd toilet would be included in the extention (to free up space in the open plan). We love the area and aren't keen on moving but I've heard that theres no point renovating unless your adding extra rooms. Were not looking at resale value, but don't want to over capatalise stupidly.

What do you all think?
