Adding to an existing dwelling....pls help an idiot.
we've lived the simple life for sooooo long. its fully renovated, we had nothing to do with it of course.
we have a wonderful house, its just TOO SMALL now, because we have this habit of making PEOPLE every 2 years! So...we're out of room and we want something bigger, more outside areas, more bedrooms, our forever home I HOPE.
So we're pretty sure we're putting our hand up to buy a place next weekend. Its a brick cal bung, its very VERY stable and has really stood the test of time. The front part of the house doesnt really need any work, its completely liveable etc, but we'll be wanting to renovate it later to add bedrooms, bathrooms, ensuite etc....and tear off the 80s sunroom and 1930s bathroom/kitchen/laundry/toilet and replace with our HUGE living areas.
In short, we will be
adding structural walls and rooms at the back, slighting altering layout at the front, completely new timber floors to everywhere (can anyone tell me how to get a dark/deep cigar colour timber/stain?) 2 x bathrooms, possibly a 3rd toilet, 1 x new kitchen with butlers pantry (i hope), 1 x laundry, a few new windows of course, ducted heating and cooling (refridgerative), new appliances, baths, tapware, fittings etc we get at cost (thank the lord)....
ok anyone want to throw a ballpark figure at me?
