My new neighbour in the next street claims he has rights of easement on my property. Six years ago, I tried to help the prior neighbour and agreed to the easement on condition that my drainage at the back of the house was repaired (this has since been repaired by me). At that time my next door neighbour refused access across his land because he thought I was being conned and so nothing happened. This new neighbour now wants to run pipes adjacent to the fence on my property (a long distance to cover) and he is giving my next door neighbour some of his land to get his permission. He is a builder and wants to redevelop the house that is on that land. He has indicated to me that he is not interested in any deal I had with the prior owner and I think he assumes he can just walk on my land and dig it up at any time. My husband has suggested that we offer this solution

He connects his pipes to a rainwater tank in our backyard and also connects it to our stormwater drain to take any overflow which would result in much less digging and pipe laying. We would have the benefit of his water and he would spend a lot less.

Can anyone give me advise about this and what potential problems there would be? I really dont want to be a bad neighbour, but I also do not want someone thinking they can just rip up our yard with no conditions. I also really want a green solution that would make everyone happy.
