Council Regulations

In Brisbane City I believe you can build a shed on a concrete slab over a sewer line provide disturbance of the soil is "minimal".
In Logan City if you wish to build over a sewer line you must:

• Have an engineered slab with piers either side of the sewer line
• A full WPH&S plan drawn up and presented to Council for them to refer to if they have to get under the slab to work on the sewer line.
• A $5000 bond lodged with council.
• An enormous bank balance!!!!

There are so many regulations about distances regarding the erection of sheds and installation of tanks that many yards are almost unusable for theses purposes, particularly since trhe idiots in council approve developments where ther sewer lines run through backyards at about 1.5 metres from the fence line!

Where sewer lines run down the footpath there is no requirement for piered driveways!

Go figure!!

I had problems similar in the old Pine Rivers Shire Council.
Now Moreton Bay Regional Council.
I let the shed building company worry about it.
Basically if the shed company wasn't willing to do make the job happen, I looked for another company.
It all worked out fine.
Ended up with a piered, beamed and cantilevered slab.
Slab was more expensive than the actual shed.
Leaving the shed company to install meant low stress for me.
I just told them where I wanted the shed and how big.
It was up to them to jump through the council hoops to make it happen.

theres a few things here

1. what type of sewer is this IE is it a line from your house or is it a main council line running through your property

2. depending on the size of the structure and what it is going to be used for the and the relevant position to the sewer.
an engineer should be able to spread the load within the slab

and you missed the worse one in my opinion. with Logan city you will have to sign a declaration that you dismantle the building/structure should the council require access to the sewer

Have you considered an alternative flooring structure, Artme? A wooden subframe on metal piers? It could be 6 by 12 (or whatever size your shed is) and like a deck that you then build your shed on as if it's on a slab. That way you could dismantle the whole lot without any damage. Just a thought.

Sorry, should have mentioned this is for my brother's shed but the problmes are still the same.I'll put the ideas to him.

looked into this a bit more at work today. the key issue is "whos" sewer it is IE is it a public sewer running through he property or one running from his house.

if it is public (it would have an easement over it) then you would need bored piers to transfer the load under the sewer although this can be argued.

if its private it would be pretty straight forward as long as there are no large loads on it and you own the property.

May not help you in the Logan area, but Redlands will allow you to dig up the existing sewer line and replace it with a cast-iron section under the shed. Sounds costly, but it worked out cheaper than the alternatives.

Not many councils would allow work to a live sewer line. Unless it's your house drain. All works to live sewer and water lines here have to be done by the council. Or they take you to court.
