Renovation - Pictorial Journal

G'day All.

As many have done in the past, i though i might share our renovation experiences with everyone, as well pick up tips and tricks as we go!

We are still waiting on the formal approval of finance, however the reno itch has got me, so i shall make a start showing you guys and gals our "before" pictures and sharing our plans.

Ill start with some background. The house is old mining town fibro shack with lots of character.. The previous owners have extended it from 2 bedrooms to 3, and also added 2nd living area but havnt completed all the finishing touches.

Picture 1 is a front view. Picture 2, the back.. And no the house isnt crooked, its the ground playing tricks on the eye..

The main plans for the outside include:
1. Weatherboard cladding, most likely Hardiplank.
2. Roof restoration, at this stage, painting, however replacement isnt out of the question
3.Garden beds
4.Driveway paving
5.Rear veranda with paving
6.Rear Steps.
7.Install guttering
8.Hopefully some rain water tanks
9.Picket fence and gate to keep the dogs in.
10.Close off access to under the house with decking boards.

The first 2 pictures are of the rooms that need the most work.

Picture 1, The kitchen. Plans are:

1.Total replacement of all cupboards and benchs
2. Replacing gas stove with electric (unfortunate, however gas is be cylinders rather then town supply.)
3. Inlcude a pantry somewhere.
4. Maybe tiles for the floor in this area.

I would like to keep the look of the panelling the previous owners have started.


Picture 2, Bathroom. Plans are:

1. Scrap the lot and start again ;)
2. Replace Vanity
3. Tile floors
4. Tile Walls
5. Install Mirror
6. paint the walls.
7. Replace tap ware.

In the window you can see the new extension or Bed1. Bed1 has since been gyprocked and you can no longer see through it. Still deciding whether to remove the window or cover it up with the mirror.

The first picture here is of the extended part of the living area and picture 2 is the original living area. We will use the extended living room as a dining room i suspect. Not much work here other then painting and floor coverings. The original part of the house has excellent floor boards, however the extension has used bits and pieces from all over the joing, so we intend on Carpet in Bed1 and Laminated floor boards for the living areas.

The last picture is the laundry "nook" Plans:

1. Install Tub,(goes around the corner)
2. Tile wet areas
3. replace floor timbers
4. Install sliding door or equiv

Last but not least, the bedrooms.

Picture 1: Main bedroom (part of the extension)

Plans are to:

1. Floor coverings (most likely carpet)
2. Paint
3. Wardrobes

Picture 2, Bedroom2 (old master bedroom)
Excellent floor boards in this room, so they will remain. I think painting is the only plan for this room.

As you can see, the walls need some work. I believe the skirting boards have been replaced already.

So there you have it, the "before" shots and the plans.

So far we have been lucky and picked up:

1000 clay driveway paves for $0, just had to pull them up.
30m2 of 200mm pavers for the rear veranda - $90
60m2 of laminate flooring - $550
40m2 or carpet - $80
4m of picket fencing - $30
electric stove - $0
laundry tub -$0
Laundry cupboard - $20
Bathroom vanity - $20
12 sheets of laminated mdf - Rock maple and ash - $250

so not a bad budget so far ;)

In terms of enjoyment ... make sure to keeop heaps of photos, you can never have too many in this digital age! Also a budget of everything you spend. There are bound to be times when it all gets too much and its great then to look back and see how much you have actually done (you forget very easily).
