Hi,
Im looking at buying a house and the building report states that there is minor wood decay damage to the bearers and floor joists under the bathroom (the waterproof membrane is broken in the shower recess). Can anyone tell me how much I may be looking at forking out to have this replaced OR what choices I may have here ?

Hi, The price will vary according to the type of shower construction you have. Do you know for sure it is a broken w/p membrane? I would start by getting a plumber to pressure test the shower plumbing and check that no water is getting down behind the taps/outlet or leaking from the waste. If this not the source of the problem then you are probably best to redo the shower. I assume you don't have a shower tray, you have a tiled shower floor? The cheapest I've ever done a shower is a bit more than a grand. That is to remove a shower screen, cut out the tiled walls in the shower (villaboard), resheet, waterproof and retile 2.5 shower walls and refit the screen. That had a tray in so I did not touch the floor. And I would call that a rock bottom price on a simple job. If you have a frameless glass shower screen, add between $600-$800 for removal and refit (!). To demolish and redo a tiled floor and include a professional waterproofer add another $700-$800. So if all things go your way you still probably won't get change out of $2500.
