I have a old tin roof on my very old house.
The roof is leaking the problem is that I cannot figure out where.
Ive climbed in the ceiling space and tried to follow the water marks on the rafters but this is not the easiest thing to do
Ive been on the roof many times and have not seen any rust spots.
The tin looks in good nick as it was painted with a silver paint (that is wearing off) many years ago (Maybe 25).
The only thing I could find is nails sticking up and the lead capping was just sitting there.
I had a plumber around giving me a quote on some other work so I mentioned the roof to him.
He said the lead capping just sitting there was common and shouldn't cause any problem.
I ran a bead of silastic around it but it didn't help the problem.
The plumber also suggested to replace the nails with roofing tek-screws (with rubber washers).
he also suggested the roof maybe leaking due to a capillary action????
It was also suggested to paint the roof with a roof seal paint.
I asked my FIL (a retied painter) who said there is no such thing?
