Any ideas on the floor plan

I am at the engineering stage and just would like some Independence advice from all you gurus

I have a block that is quite steep and has some rock around(from soil report) and is a little difficult to get to(its in a beautiful spot) and the plans have been drawn up

I am leaning towards the mega anchor system for stumps just for ease and no excavation needed,but as there is rock involved so I am trying to get the stumps down At this stage there is 24 stumps allocated at a cost of 5k installed.

Ok here is where I get confused I am not sure what to use for bearers and joists?

Would f7 pine be OK for bearers and if I used posi struts with that could I span 5 metres across and in so doing eliminate the needs for stumps in the middle

The floor plan is 20 metres long and 5 wide with no load bearing walls in the middle

Not sure but for peace of mind you probably need to ask your engineer or the Posi Strut manufacturers. Also, the building inspector will probably want a sign off on any aspects of teh design that are a little unusual.

You could concievably reduce the number of stumps down to just 10 but in order to do so your bearers and joists will need to be able to span five metres. Increase the number of stumps to an even dozen with bearers running front to back and you'll reduce the joist span to 4 metres.....

...if thee were me I'd be looking at steel universal beam http://www.onesteel.com/products.asp?action=showProduct&productID=41&categoryName=Structural%20Sections for the bearers and for the joists either timber Hyjoist http://www.chhfuturebuild.com/WSMApage/0,1565,20524%252D1,00.html or Hopleys Steel floor truss http://www.hopleys.com.au/ (could be used both bearer and joist) or similar.....all laid in the same plane.

However, what money you save in terms of stumps you'll spend on the material to cope with the spans.......but given you have difficult ground then minimising the number of stumps might be advisable.
