We have recently purchased an old but partially renovated 2 bedroom weatherboard home in Hawthorn. We were aware of some of the minor works we had to do as we have had a pre-inspection check by archicenter.
When we organised a restumper to attend, he advised that the fireplace chimney had a huge slant towards one side (when measured by level device) and causing un-even levels all over the place. Even though the restumping may make the levels slightly even, it will not fix the chimney slant.
Given that I have had a pre-inspection check by archicenter, it seems to me that this is a major thing they should not only have identified and but highlighted as such with approximate costs etc.
I guess I am just trying to
a) rectify this as necessary - suggestion was to remove the fireplace and restump the whole place and level. Any others would be appreciated and any recommended trades people for this kind of work and estimates?.
b) lodge complaint against archicenter for the vague report with regards to the inspection.
