Hi

Just want to know what is the best water based satin finish for timber floors and how many coats should be applied????

Is there any reason that you only want water based coatings? If you do go down this path, check out the long term maintenance of the products/surface.

Alternatively, you may want to investigate natural oils. These contain waxes and resins not just oil. Long term one can spot repair or rejuvenate if or when necessary. Contact Simon Zablotsky

Bona Traffic HD in a matte finish is amazing. 3 coats (1 coat is a primer and sand between coats)
